What are The Planning Rules For
Converting Commercial Properties?
The government has implemented a new permitted development right (PDR) which permits certain types of commercial properties to be converted into residential use. This involves changing the use of properties classified under Use Class E (commercial, business, and service) to Use Class C3 (residential) in England. These new rules were officially announced on March 31, 2021, and took effect on August 1, 2021. This PDR allows any building in Class E, which includes properties like shops, offices, gyms, restaurants, workshops, and other commercial buildings, to be converted into residential use without the need for additional planning permission.
You may not require planning permission as many commercial properties such as shops and offices fall under Permitted Development Rights.
There’s no property chain in commercial sector to delay your purchase so it should all be much smoother sailing.
You won’t have to pay higher Stamp Duty for your ‘second’ home since non-residential and mixed-use properties are exempt.
You can also save on VAT paying only 5% on construction works converting commercial property in to residential accommodation.
Commercial premises tend to be in prime locations, such as city centres or local to transport links, making the property more desirable to future buyers or tenants.
The commercial property market is currently quite competitive, which means prices are lower than residential properties.
