Planning & Building Control FAQs

  • Do I need Planning Permission for Design & Build ?

    You will be required to gain planning approval from your local council prior to building and this is all included within our Design & Build Service. We will prepare your planning set for you which generally includes various drawings (existing plans, proposed plans, side and rear elevations etc.), as well as the application form and accompanying documentation. Sometimes we will submit heritage reports and design and access statements if we feel they are necessary to obtain a successful application.   

  • Can you help with the Planning Process for my project?

    Yes, we can. Our team of knowledgeable partner professionals have extensive experience navigating the planning permission process and can guide you through every step of the way. From understanding local planning regulations and preparing your application to liaising with local authorities and addressing any potential issues, we'll work closely with you to ensure that your project meets all necessary requirements.

  • What is a Party Wall Act?

    The Party Wall Act is a piece of legislation that helps to ensure that one person’s building works don’t adversely affect a neighbour’s property. If you are undertaking any building works close to or near the property boundaries you might be required to serve Notice to your neighbour(s) before you can carry out the Build. 

  • Do I need a Party Wall Agreement?

    A party wall notice is legally required to be served to your immediate neighbouring properties prior to the commencement of any construction works. A number of factors are taken into consideration when determining whether or not a party wall notice is required such as; the age of the property, the position of your extension and the work carried out on the party wall.

  • Can you help with the Party Wall Process?

    Yes we can. We offer our clients a bespoke, in-house Party Wall Service, which is extremely advantageous when it comes to serving Notice and communicating with your neighbours. Our Party Wall Expert works with you to determine the best strategy when serving Notice, and we make ourselves available to alleviate any concerns from your neighbours should they have them. We also undertake the Schedule of Condition and this is all included within our fixed fee Party Wall Service. 

  • What are Building Regulations?

    When you begin a Build you will need to assign a Building Control Officer to oversee your project. They are there to ensure the project is being carried out safely and to an acceptable standard in line with UK building regulations. If your Building Control Officer has any queries through the Build, our Design Team will be on hand to answer their questions.

  • How do I appoint Building Control for my project?

    If you choose to build with us, our Build Management team will talk you through the options you have when it comes to Building Control. By working with us, you can rest assured that your project is in safe hands. Our partner consultants are highly trained and have extensive knowledge of building regulations, so you can be confident that your project will meet all necessary standards. Alternatively, you may want to manage this aspect yourself the choice is completely yours.

  • What is a Thames Water Build over Agreement?

    A build-over agreement is a contract between you and your sewage provider, when you're building over, or near a sewer. It's in place to protect the sewers and drains supplying you, and your neighbours. The agreement also makes sure Thames Water has access to maintain or repair the sewer network.

  • Can you help with a Build over Agreement?

  • Do you offer a Design & Build service for New Build Homes?

  • Is the Design and Build route right for my project?

  • Can you help me with Structural Drawings and calculations?

    Yes, our experienced partner structural engineers and designers are here to help you every step of the way providing quality structural engineering services, including detailed structural drawings and accurate calculations. We can assist with the relevant submissions to building control on your behalf ensuring that your project meets all necessary requirements and regulations.

  • Are simple drawings and designs better or more detailed ones ?

    The answer to this question depends on various factors, including the scope and complexity of your project, your budget, and the level of detail required for the construction. Generally speaking, more detailed drawings are better as they provide a higher level of accuracy and reduce the chances of errors and mistakes during the construction process. However, simple drawings may be sufficient for smaller projects or projects with a limited budget.

  • Can I make changes to the design when the build is in progress?

    We will always do our best to accommodate any changes onsite but it does depend on how much notice we are given. You will be in close communication with your Build Manager so they’ll be able to tell you when we need confirmed decisions. We do offer our design clients unlimited design amendments so we recommend that you take advantage of this service and really experiment during the Design Phase. 

  • Do you work with interior designers?

    Yes, we work with interior designers. Our company provides a variety of products and services that are commonly used by interior designers, including furniture, lighting, decor, and accessories. We are always happy to collaborate with designers and provide them with the resources they need to help bring their creative visions to life. 

  • Do you work with grade II listed buildings?

    Yes, we work on grade II listed buildings. Our specialist contractors are experienced and knowledgeable in handling restoration and renovation projects for grade II listed buildings. We understand the significance and historical value of such properties and ensure that all work carried out complies with the relevant regulations and guidelines. Build & Construction FAQs

  • What type of projects do you carry out?

    Good question, we specialize in Residential Building and have teams to cover all trades. This includes New Build Homes, Home Extensions, Loft Conversions, Refurbishments, Rennovations, Kitchens and Bathrooms. We understand not everyone needs a full house refurb and therefore we cover all those trades separately.

  • What areas do you cover?

    We cover all of London and the Home  Counties including Surrey, Berkshire, Hertfordshire and Buckinghamshire and can accommodate client-specific location requirements on request

  • How many years of experience do you have?

    Our Management team have over 20 years of experience working on small and large project across London for some of the biggest construction companies in the residential building market such as Berkeley Homes, Countryside and Martin Grant Homes to name but a few. To add to this you can rest assured that our contractors and tradesmen are time served in the industry bringing years of knowledge and experience between them.

  • Are you properly registered & insured?

    Absolutely. We have £5m Public Liability insurance and £10m Employers Liability insurance to ensure you, your family and your property and all involved are fully covered in the unlikely event of an accident or damage.

  • Do you use formal building contracts for projects?

    Yes, all documents will be brought forward to contract, the contracts are in place to protect both parties, ensuring everyone agrees on all works and pricing. We are an honest, trustworthy building company that will carry out exactly what we say we will and that you the client can relax with this in mind. We have our own in-house building contracts we use but can also accommodate using the JCT or RIBA format contracts if required.

  • How will my building project be managed?

    All of our projects are managed by a dedicated Project Manager who will be your point of contact throughout the Build Phase. They will provide you with regular updates and work with you to finalise any outstanding decisions (eg. electric layouts). Their job is to ensure the smooth running of the project, so you can sit back and relax!  

  • How long would my project take to complete?

    The timeline for completing your construction project varies depending on the size and complexity of the project. To get a more accurate estimate of the timeline for your specific project, our dedicated project manager will create a project plan which they will run through with you. 

  • Can I still live in my property during the Build?

    If the building works are minor renovations or repairs that do not involve significant structural changes, it may be possible for you to continue living in your property. However, if the building works are major renovations or involve significant structural changes, it may not be safe or practical for you to continue living in your property. In some cases, temporary accommodation may be required to ensure your safety and the smooth completion of the building works.

  • Can you work with specialist contractors I want to use?

    Yes, we can work with specialist contractors that you want to use on your construction project. As a construction company, we understand that our clients have unique requirements and preferences when it comes to their construction projects. If you have a particular specialist contractor in mind that you want to work with, we are happy to accommodate your request and collaborate with them to ensure the successful completion of your project. We will coordinate with your chosen specialist contractor to ensure that their work is integrated seamlessly with the rest of the project and that it is completed on time and within budget
